Rates and terms

Full time UCSF students, trainees (postdocs, medical residents, clinical fellows), faculty, and career staff working at least 50% time are eligible for this program. For more specifics and title codes, please visit the UCSF Housing Eligibility web page.

UCSF students and trainees receive priority in the assignments process over staff and faculty.

UCSF affiliates may choose from efficiencies, studios, or 1-Bedroom units.

Term limits for living in UCSF-related housing are 5 years, cumulative in a lifetime, regardless of university affiliation or break in occupancy. After being a resident in any combination of UCSF-owned or UCSF-leased properties for 5 years in a lifetime, the tenant will be required to move and find alternative housing accommodations. Time living as an additional occupant on someone else’s agreement is not counted toward this 5-year occupancy limit.

UCSF affiliates have two different rate tiers: 1) Student & Trainee and 2) Faculty & Staff. Because pricing is based on your UCSF affiliation, each apartment may be priced at various tiers. Please note: A change of your university affiliation, such as when a student becomes staff, or when a clinical fellow becomes faculty, may have an impact on your rate. Please see UCSF Housing Services’ web page for rates.

Under certain conditions, the IRS may deem university-sponsored housing as a taxable employee benefit.

UCSF staff employees and faculty may be subject to imputed income tax when their monthly housing fee is below market rate. Students and trainees (postdocs, medical residents, and clinical fellows) are not subject to imputed income tax. A change of your university affiliation (like when a postdoc becomes faculty) may have tax consequences. For a more thorough understanding of this topic, please visit UCSF Housing Services’ web page for imputed income.
